In my experience helping agents and homeowners across Brisbane for over 10 years, I’ve seen one thing hold true: first impressions are made in the first 7 seconds. A successful open house isn’t just about showing a floor plan; it’s about selling a lifestyle. If a buyer is distracted by “lived-in” smells or visible clutter, they aren’t visualizing their future there. They are looking for the exit.
Before your next walkthrough, ensure these three non-negotiable standards are met:
1. The Scent Test
Don’t sugarcoat it. If a house smells like last night’s dinner or “pet perfumes,” buyers will notice immediately. My advice? Eliminate the source of the smell rather than trying to mask it with heavy candles. Stick to fresh air or very light citrus. If it smells “clean,” it feels maintained.
2. Master the Lighting
