Preparing an ex-rental property for sale is different from preparing a home you have lived in yourself. Tenants leave behind damage, rubbish, neglected gardens, and years of deferred maintenance. The timeline is usually tight. The agent wants the property listed as soon as possible. And the condition you walk into after the keys are handed back is often worse than you expected.
I have been preparing Brisbane properties for sale for over eleven years. Is preparing an ex-rental for sale different from a normal pre-sale preparation?
Yes, significantly. An owner-occupied home typically needs cosmetic preparation — a clean, a tidy, fresh presentation. An ex-rental often needs a much deeper scope: full rubbish removal, heavy-duty internal cleaning, garden restoration, damage repairs, and sometimes trade work like patching holes and repainting. The condition is usually worse and the turnaround is usually tighter.
The challenge with ex-rentals is that landlords often have not set foot in the property for months or years. The condition at handback is the starting point — and that starting point can vary enormously. I have walked into ex-rentals that were left in reasonable shape, and I have walked into properties where the tenants left behind truckloads of furniture, rubbish piled in every room, and gardens that had not been touched in two or three years.
What do tenants typically leave behind in an ex-rental?
Furniture and leftover belongings
Mattresses, lounges, wardrobes, whitegoods, boxes of personal items, bags of clothing — it is more common than most landlords expect. Tenants moving in a hurry or into a smaller place leave behind whatever they cannot easily move. All of it needs to go before any other work can start.
General rubbish and green waste
Garages, sheds, and yards accumulate years of rubbish during a tenancy — old appliances, building materials, green waste, tyres, broken outdoor furniture. Kitchen rangehoods caked in grease, bathroom tiles with heavy mould, carpets that have not been professionally cleaned in years — a standard clean is not enough. Ex-rental properties usually need a deep or bond-level clean to get to the standard buyers and their agents expect.

Beenleigh
A landlord had a tenant vacate a three-bedroom home that had been rented for several years. The garage was packed with old furniture, broken whitegoods, and bags of rubbish. The garden was heavily overgrown and the rear yard had accumulated a significant amount of green waste. What order should you tackle an ex-rental preparation?

The order matters. Cleaning before rubbish is removed is wasted effort. Painting before cleaning means touch-ups. Gardens done too early may need another mow before photos. Getting the sequence right saves time and money.

Should I use a bond clean or a pre-sale deep clean for an ex-rental?
A bond clean is designed to satisfy a property manager’s exit inspection checklist. A pre-sale deep clean is designed to impress buyers. They are not the same standard, and they are not the same service.
For an ex-rental going to sale, the relevant standard is what a buyer and their building inspector will see and feel on inspection day. In most cases, that means a pre-sale deep clean that goes beyond the bond clean scope — particularly in kitchens, bathrooms, and carpets. If the property has a bond clean completed and still looks tired, a top-up pre-sale clean is often the right call before photography.
